What I would be worried about though is in a lot of places, anything over 28-31 days gives the guest tenancy rights and you could have a very hard time getting rid of someone. So, for long term cancellations, I would not be worried about someone cancelling unless it was for extenuating circumstances in which case Airbnb would refund the entire amount. Essentially, if someone booked for 5 weeks and cancelled even 3 weeks early, you would be paid out for the first month 24 hours after the original check in day. ![]() If someone books for 28 days or more, the long term cancellation policy overrides your existing policy whether or not it is flexible, moderate or strict. Long term rentals are anything 28 days and over and essentially you are leasing your listing to the person. Hi now you have a "flexible" cancellation policy set so for short term rentals, the guest can cancel 24 hours before and you are left with nothing. ![]()
